Buying a ten to fifteen year old house in Truganina
What changes once a Truganina home is past its first decade: sealants, eaves, cladding joints and concrete. A buyer's checklist from our inspections.
In short: Truganina's early estates are now old enough for first generation maintenance items. None is unusual, but together they shape what a buyer should budget for.
The age of Truganina's resale stock
Truganina grew fast after the 2014 precinct structure plan, and the population went from about 20,700 in 2016 to about 36,300 in 2021. That means many homes on the market now are somewhere between a few years and fifteen years old.
Sealants and joints
External sealants have a working life. By ten years many have shrunk, cracked or come away, and gaps open at window frames and cladding joints. Each gap is a route for water into the wall.
Eaves and cladding
Damaged eaves linings and separated cladding are common on houses of this age, often from settling, impact or poor original fixing. We record where and how much.
Wet areas
The first shower seals are reaching the end of their life. Water damage on the floor outside a shower recess is a sign that water has been escaping, even if a moisture reading is dry on the day.
Concrete and tiles
Chipped edges on paths and drives, and cracked floor or wall tiles, are frequent findings. A cracked tile in a wet area can let water through and should be replaced.
Reading the report
We separate structural items from maintenance items so you can see what matters for the purchase decision and what is ordinary upkeep.
