Rental standard failures we photograph

Each of these would need fixing before a home could be advertised: a door that will not secure, a broken wet area tile, failed sealant letting moisture in.

FAQ

Rental minimum standards (Victoria) inspections in Truganina: common questions

Which of the rental standards are covered?

The 15 in Schedule 4 of the Residential Tenancies Regulations 2021: bathroom, electrical safety, heating, kitchen, laundry, lighting, locks, mould and damp, structural soundness, toilets, ventilation, vermin proof bins, window coverings, window covering anchors and windows.

Does my Truganina rental need to comply before it is advertised?

Yes. From 25 November 2025 a home must meet the standards when it is advertised or offered for rent, not just on the day the renter moves in. Corded window coverings have needed anchors since 1 December 2025.

Which tasks fall outside the rental check?

We do not carry out the two yearly gas and electrical safety checks, test smoke alarms, certify the switchboard, run the heater or appliances, test for asbestos, identify mould species or inspect for timber pests. Belongings are not moved, and hidden areas are listed as not visible.

Where does electrical safety fit in the report?

It is one of the standards, so the report records it. We photograph the switchboard and note what we can see, and a licensed electrician is the one who confirms compliance.

Can you come while my renter is still living there?

Yes, with the written notice the Residential Tenancies Act requires. We keep disruption low and note anything we could not see because of furniture or belongings.

How is it priced?

By the size of the property. The quote form gives the price for your Truganina address instantly.

Once the rental check is done, when is the report sent to me?

We usually book within a few days, and the report reaches you within 24 hours of the inspection.

Does a condition report do the same job?

No. A condition report records the home's state at the start of a tenancy for the bond. This inspection tells you whether the home meets the minimum standards that allow it to be let.

What follows when the house fails one of the standards?

The report shows the failed item with a photo and the repair needed. Once fixed, we can return and confirm it in writing. Renters can request urgent repairs for non compliance, and Consumer Affairs Victoria can take enforcement action.

Are rentals beyond Truganina covered?

Yes, including Tarneit, Williams Landing, Derrimut, Hoppers Crossing and Deer Park.
