Which stage inspections matter most on a Truganina build?
Slab and frame. Neither can be checked properly once concrete or plaster covers it, and they are where structural items such as missing corner bars, undersized beams and loose tie-downs turn up. Lock-up and handover follow close behind.
How is a set of stage inspections priced?
Each stage is priced separately and the instant quote form shows the figure for your lot before you book. Booking several stages together usually brings the per visit price down. What changes the quote is the number of stages, the size of the home and whether it is single or double storey.
My builder is vague about stage dates. What can I do?
Ask in writing for notice of each stage under your contract. Most Truganina supervisors will give a few days warning once they know an inspector is booked. If a date moves after you book, we move with it.
Is my builder allowed to refuse my inspector?
Not under a standard Victorian domestic building contract, provided entry is arranged with reasonable notice and site safety rules are followed. We wear the required protective gear and work around the trades on site.
Which codes and standards are Truganina stages measured against?
The National Construction Code and ABCB Housing Provisions, AS 2870 for footings and slabs, AS 1684 for timber framing, AS 3700 for masonry, AS 3740 for wet areas and the Guide to Standards and Tolerances 2015, together with your engineering and contract drawings.
Which items are left out of a Truganina stage inspection?
We do not test or certify electrical, gas or plumbing systems, sign off structural design, carry out concrete testing or soil testing, or check anything already covered at the time of the visit. Energy rating compliance is reported only where it is visible, such as missing batts. A licensed electrician inspects wiring and switchboards.
Do you check the work against my engineering plans?
Yes, bring or send them. Beam sizes, connections, tie-downs and slab details are measured against the drawings for your lot, which is how items such as a beam built at a different size from the plans get caught.
What happens to frame defects that are not fixed?
We look again at lock-up. Any frame item still open is listed in the lock-up report so it cannot quietly disappear behind plaster.
How fast is the report?
Within 24 hours of the visit, with photos and the reference behind each item, ready to forward to your supervisor.
Do you cover the Melton side of Truganina as well as Wyndham?
Yes. Truganina is split between the two councils and we inspect on both sides, including Mt Atkinson in the north and Westbrook and Elements in the south.
