When the frame does not match the engineering: Truganina frame findings
Beams at the wrong size, connections fixed another way and strongbacks without grips. Why frame stage on a Truganina build is a drawings exercise.
Once the membrane is on and before any tile goes down, we check the bathrooms, ensuite, laundry and any balcony for coverage, junctions and clear drains.
One of our inspectors will call you back. If it is urgent, call 1300 471 805.
The waterproofing faults we see in Truganina are mostly about what happened around the membrane: cement in a floor waste, a drain blocked with debris, a hob junction that does not lap far enough, a balcony left short of its final coat. All of them are a ten minute fix with the floor open and a retile once it is not.

Annotated findings from Waterproofing inspections.

1Bored piersWith the holes drilled and cages placed, before the concrete truck is booked
2Slab pre-pourSteel tied, pods down, plumbing in, and the pour still a day or two away
3FrameRoof trusses on, frame complete, and nothing wrapped or clad yet
4Lock-up (pre-plaster)Bricks laid, windows fitted, roof on, and the plasterboard not yet delivered
5FixingPlaster up, doors hung, cabinets in, painters not yet started
7Pre-handover (PCI)Builder says the home is complete and before you pay the final claim

Shower set-downs under the wall line, slab edges in the cavity and honeycombed concrete. What we measure when the frame first sits on the slab.

Why the lock-up visit on a Truganina build rechecks the frame report, and what a cut top plate, slack bracing and missing tie-downs have in common.

Yes. Waterproofing has to be seen before tiles cover it, and fixing happens later, after plaster and joinery. Combining them means one of them is missed.
AS 3740 for domestic wet areas, the NCC requirements for wet areas, and the membrane manufacturer's instructions.
No flood testing. The inspection is visual, with measurements of upturns and laps, and checks of drains and penetrations.
Cement left in a waste sets hard and restricts flow for the life of the bathroom. Water backs up and finds the weakest junction.
About an hour for a typical two bathroom home with a laundry.
Yes. Balcony membranes are checked for coverage and edges at the same visit.
