Building a new home in Truganina: stages, sites and common faults
Truganina is still one of the busiest building suburbs in Melbourne's west, with house and land releases in the Wyndham half around Westbrook and Elements and in the Melton half at Mt Atkinson. Most owners we work for here are building their first home with a volume builder.
A suburb split across two councils
The southern part of Truganina falls in the City of Wyndham and the northern part, including the Mt Atkinson area, in the City of Melton. For your build the private building surveyor issues the permit either way, but council rules on things like asset protection and drainage connections depend on which side of the line your lot sits. Your title or rates notice will say which.
Busy sites, shared streets
On a street where five builders are working at once, materials, trades and rubbish move between lots. We regularly record debris left in slab beams before a pour, stormwater pipes left uncapped, and on one Truganina lock-up in 2025, copper pipework stolen from the frame.
The stages that matter most here
If you can only book two, make them slab and frame. Both are about structure, both are covered within days, and both have produced major findings on Truganina builds: missing corner reinforcement in a slab, beams and connections that did not match the engineering.
Then lock-up and handover
Lock-up catches roof, wrap and insulation faults and confirms frame repairs. Handover is where the roof findings pile up. Waterproofing and fixing fill the gaps between.
Working with your supervisor
Send each report as soon as it arrives and ask for photos of the fixes. Supervisors on Truganina estates are used to independent inspectors, and a clear, referenced report gets items fixed faster than a dispute.
