What our inspectors find in Truganina homes
Between March 2025 and September 2026 our inspectors visited Truganina on 22 inspection dates. Handovers made up the largest share, followed by frame and lock-up stages, with slab, waterproofing, fixing, pre-purchase and investigation jobs as well.
The mix of work
Ten of those visits were handovers, four were frame stages and three were lock-ups. The rest were waterproofing, slab, fixing, a pre-purchase inspection and a defect investigation. That mix reflects a suburb that is still mostly new builds.
How serious the findings are
Most items on a Truganina report are defects to fix or advice, but most handovers and most frame stages also carry at least one item rated a major defect or a safety hazard.
At handover, look up
The largest group of major handover findings is on the roof: cracked tiles, broken underlaps, unsealed penetrations and flashings, cut sarking and cappings fixed through the top.
At frame, look at the drawings
Frame findings centre on departures from the engineering: beams of a different size, connections fixed another way, tie-down washers too small, and frame to slab misalignment.
Water everywhere
From cement in shower drains at the waterproofing stage to leaking showers at handover and condensate draining onto the ground, water related items appear at every stage.
