Buying a house in Truganina: prices, housing age and what to check
Truganina's median house price was about $672,000 in the year to June 2026, with prices up less than one percent and roughly 883 houses sold. Most homes for sale are brick veneer volume builds from the last fifteen years.
The market in numbers
With growth under one percent across the year and close to 900 house sales, Truganina is a high volume, steady market. Gross rental yields around four percent and a median rent near $530 a week keep it popular with investors as well as first home buyers.
What the housing stock looks like
Truganina went from about 20,700 residents in 2016 to about 36,300 in 2021, so a large share of homes are less than fifteen years old. Expect brick veneer, timber frames, tiled or metal roofs and slabs on reactive clay.
What older resale homes show
At ten to fifteen years we see the first round of maintenance: failed external sealant, damaged eaves linings, separated cladding joints, cracked tiles and chipped concrete. None is unusual, but together they add up.
Younger homes and the builder
A house only a few years old may still be within the ten year period for building actions under the Building Act 1993. A defect we find could still be the original builder's responsibility.
Building and pest together
Almost every Truganina home has a timber frame, so we usually recommend adding the timber pest inspection to the building inspection.
